Two photos, two very different jobs

A resident sends a photo of a dead bathroom outlet next to a GFCI button. Thirty seconds of guidance ('press the reset button in the middle'), power is back, no truck rolls, nobody's evening ruined. That is the best case for AI self-fix guidance, and it is genuinely great.

A resident sends a photo of a water stain on the ceiling under a second-floor bathroom and mentions a faint smell. That is not a self-fix. That is a potential active leak, possible mold, and possibly a gas water heater nearby. An agent that tries to coach a renter through that is coaching them into a claim, and coaching you into a deposition.

The whole discipline of triage lives in the gap between those two photos. Same interface, same resident, opposite correct answers. Get the sorting wrong in the cautious direction and you eat a needless service call. Get it wrong in the reckless direction and you have delayed a real hazard on the record.

The promise and the trap of self-fix AI

Self-fix AI is worth deploying because a large share of maintenance calls are resettable non-repairs: tripped breakers, dirty filters, jammed disposals, thermostat mode confusion. The trap is that the same tool, over-eager, will 'helpfully' talk a resident through something that needs a licensed tech, a shutoff valve, or an evacuation.

The promise is real and measurable. A meaningful chunk of after-hours and low-severity intake is not a repair at all: it is a reset, a replacement filter, or a resident who does not know where the disposal reset button is. Deflecting those safely means fewer truck rolls, faster resolution, and a coordinator who is not buried in noise.

The trap is that language models are agreeable by default. Ask one 'how do I fix my flickering outlet,' and an untuned model will happily produce steps, including steps that involve a resident poking at a device that may be arcing. Helpfulness is exactly the wrong instinct near electricity, gas, and water.
